Public Notification - Consideration of Residential Building Guideline Amendments

Post Date:02/03/2016 2:49 PM

NOTICE OF PUBLIC INFORMATION SESSIONS FOR CONSIDERATION OF RESIDENTIAL BUILDING GUIDELINE AMENDMENTS

February 3, 2016

You may have read in a recent Village Voice article that Mayor Wassmer has asked City Staff to recommend revisions to current zoning regulations that govern residential building guidelines. I am respectfully asking your assistance in distributing the following notice of public information sessions to your association pertaining to proposed amendments to residential building guidelines.

The goal of this initiative is to provide regulatory framework to protect neighborhood character while balancing the changing demographics and needs of the Prairie Village community. This may or may not be a concern where you live; however, we wanted you to be aware of this initiative. Over the course of the last two years home improvement permits and “new builds” have been steadily increasing. And, in the absence of enforceable HOA Covenants and/or Deed Restrictions, current City Zoning Regulations may allow structure mass/scale that is out of character of typical homes in the neighborhood.

Staff has completed a working draft [PDF] of proposed changes after working with area developers, residents, and architects to solicit solutions and technical expertise. It should be noted that if proposed changes are adopted, those changes will not supersede deed restrictions or enforceable covenants that may be working well in your neighborhood.

The City values the process of inclusion of all stakeholders and public input is certainly encouraged to contribute to this effort by sharing thoughts and ideas.  A working draft [PDF] of the zoning amendment is available for review at www.pvkansas.com.  The following public informational sessions have been scheduled at City Hall, 7700 Mission Road:

Prairie Village Homes Association – due to the interest level of residents residing in the PVHOA (Prairie Village Homes Association), a special meeting will be held for that area on Thursday, February 18th at 6:30 pm.

Residents residing north of 79th St. – Monday, February 22nd, at 6:30 pm.

Residents residing south of 79th St. – Wednesday, March 2nd, at 6:30 pm.

The 79th Street divider was primarily selected based on lot size; however, a resident is welcome to attend either meeting.

In the event of inclement weather, we will update cancellations/rescheduling on the City website at www.pvkansas.com. Please contact Assistant City Administrator Wes Jordan at wjordan@pvkansas.com or 385-4621 for any additional questions.
