Most Common Property Maintenance Violations

Maintenance of Structures

Paint - Peeling paint on wall surfaces, trim, windows, etc. shall not exceed 25%.

Foundations - Foundations must remain structurally sound, free from open cracks or breaks so as to prevent the entry of rats and other animals.

Exterior Openings - All exterior openings shall be fitted with window, door, or other appropriate covering and shall be maintained in good condition.

Windows - Windows shall be fully supplied with glass windowpanes without open cracks or breaks, or a substitute material approved by the City.

Gutters and Downspouts - Guttering and downspouts that have been broken or damaged shall be repaired or replaced.

Attached Structures - Attached structures such as porches, stairs, landings, etc. shall be maintained in good condition.

Fences - Fences shall be properly maintained in good condition free of damage, breaks, or missing structural members.

Driveways - Driveways, walkways, etc. shall not be allowed to deteriorate to the extent they constitute a safety hazard.

Lawn Maintenance

Weeds - Grass and weeds shall not exceed eight (8) inches in height. This includes public rights-of-way and easement areas.

Trees - Trees shall be trimmed to a minimum height of fourteen (14) feet above the street and nine (9) feet above the sidewalk.

Bushes - Bushes, hedges, trees, etc. shall be trimmed in such a manner as to not obstruct a public sidewalk or intersection.

Outside Storage

Useful Items - All items stored outdoors must be located within a fully enclosed structure, or within the back yard and fully screened from view from any adjacent property. In no event shall outside storage occupy more than 20% of the allowable outside storage area.

Trash & Debris - The throwing, leaving, depositing, or allowing the accumulation of any worn out, broken, or worthless item, waste, garbage, trash, debris, or refuse on any property, drainage course or other land is prohibited.

Trash Cans - Trash cans and recycling bins must be stored indoors, or in the side or rear yard screened from view.

Vehicle Parking & Storage

Hard Surfaces - All vehicles must be parked on a hard surface (concrete or asphalt) Parking on unimproved surfaces is not permitted.

Inoperable/Unlicensed Vehicles - All vehicles stored on private property must be operable and property licensed unless stored in an enclosed structure.

Recreational Vehicles - Recreational vehicles, including boats, campers, trailers, etc. must be stored in the side or rear yard, at least five feet from the property line and 15 feet from the street (corner lots.) Recreational vehicles may be stored in the front driveway for no more than seventy-two (72) hours in any fourteen (14) day period.

Commercial Vehicles - Commercial vehicles may not be permanently parked in residential areas.
