Pursuant to City Ordinance  11-201, construction noise is prohibited before 7:00 a.m. and after 10:00 p.m. on weekdays and before 8:00 a.m. and after midnight on weekends. To report a violation while it is occurring, please contact the Prairie Village Police Department - 913-642-6868.

Inspection Guidelines
The City of Prairie Village requires permits and inspections for all types of construction.  The following profile provides the basic inspections required by the City. 

  • Setback-review location on property for new construction & additions
  • Footing and foundation wall - prior to concrete placement, after steel & forms are in place
  • Ground rough - all electrical, mechanical, and plumbing which will be under a slab pour prior to plastic, gravel, and concrete
  • Building rough - this inspection includes all electrical, plumbing, heating and cooling and structural prior to any wall or ceiling covering
  • Insulation & Fenestration - Table N1102.1 - Climate Zone 4 (as amended)
  • Gas service, piping & appliances - gas piping will be tested inside the building wall
  • Fences - require final inspection upon completion
  • Midphase roofs - roof decks, flashing & fastening are just some details the City will review before you cover
  • Electrical service - services, panels & distribution are reviewed prior to the City's release to KCP&L for your power
  • Fireplaces/flues/chimneys - inspection is necessary prior to permanently closing any portion of these components
  • Hot tub/pool/spa - property location, electrical & plumbing are just 3 aspects of our inspections of these structures
  • Driveway repairs/replacement - check out the Public Works ROW Permits on their website or contact Public Works at 913-385-4647
  • Re-inspection - one or more re-inspections shall be required when any inspection has failed
  • Final occupancy - finals are required on all projects, and upon approval - release the project back to the owners for use.  All permits, excluding roofs, require a final inspection

Building/Construction permits are NOT required for:


Carpet or other flooring

Plumbing fixtures going back in the same location

Light fixtures going back in the same location

Toilet or vanity going back in the same location


Window/Door replacement - permit only required if changing the size of the opening or adding an opening where one didn't previously exist

  • Permits for these and other types of jobs, must be obtained prior to beginning your project
  • For your convenience, you can download the building permit application. Building permit applications must be submitted with building plans to the Codes and Planning Department Offices.
  • Contractor Licenses are required to obtain a permit

  • Plan review turnaround time is an average of two weeks. Plans are reviewed in the order they are received, including revisions submitted. 
  • Commercial plan submittals: 2 sets of full-sized plans plus a PDF electronic copy of the plans on either a CD or flash drive. 3 sets of full-sized plans plus a PDF electronic copy of the plans on either a CD or flash drive if the work will need to be reviewed by our Public Works Department. All commercial plan submittals must have a Kansas registered architect or engineer’s wet stamp on them.
  • In addition to submitting commercial projects to the Codes Department, including commercial fire sprinklers and fire alarms, you will need to submit plans to Consolidated Fire District No. 2 and obtain a permit from them.  Their website is located here:

  • Additions, new builds and any concrete work - Please review the requirements on the Public Works drainage website or contact the Public Works Department at 913-385-4647 about obtaining a drainage permit . If a drainage permit is required for your project, it will need to be approved before any building permit through the Codes Department will be approved.
